Military Relocation to Fort Eisenhower & the CSRA: What Every Service Member Should Know

Tree-lined residential street with well-maintained homes in the Augusta, Georgia area on a sunny afternoon
The CSRA offers military families a range of housing options across Augusta, North Augusta, and Aiken.

Fort Eisenhower, formerly Fort Gordon, is one of the largest and most important military installations in the Southeast, serving as the home of the U.S. Army Cyber Center of Excellence. Each year, thousands of service members and their families receive PCS orders to the Augusta, Georgia area. Whether you are arriving for the first time or returning after an overseas assignment, the Central Savannah River Area has a lot to offer, and understanding the local housing market before you arrive can save you time, money, and stress.

After more than 20 years of helping buyers and sellers across Aiken, North Augusta, and Augusta, I have worked with many military families navigating the relocation process. Here is what I tell every service member who asks what they need to know before making the move to Fort Eisenhower and the CSRA.

Understanding Fort Eisenhower's Location and the CSRA

Fort Eisenhower sits on the eastern edge of Augusta, Georgia, spanning parts of Richmond and Columbia Counties. The installation is accessible from several communities, which gives military families flexibility in choosing where to live. The broader Central Savannah River Area, known as the CSRA, includes Augusta and North Augusta in South Carolina, Aiken, South Carolina, and a network of smaller towns and growing suburban communities.

One of the first decisions you will face is whether to live on the Georgia side or the South Carolina side of the river. Both have advantages, and the right choice depends on your priorities: commute time, school quality, tax considerations, housing budget, and lifestyle preferences.

Georgia Side vs. South Carolina Side: Which Is Right for You?

Living in Augusta or the surrounding Richmond County area puts you closest to Fort Eisenhower. The commute is short, and neighborhoods like Evans, Grovetown, and Martinez offer established subdivisions with convenient access to the post. Grovetown in particular has seen significant new construction in recent years, with master-planned communities that appeal to families looking for modern homes, community amenities, and proximity to schools.

On the South Carolina side, North Augusta and Aiken offer a different set of benefits. North Augusta sits directly across the river from downtown Augusta and provides a short commute to Fort Eisenhower through the 13th Street or Bobby Jones Expressway corridors. Aiken is approximately 20 miles from the post and offers a more small-town atmosphere with tree-lined streets, a walkable downtown, and access to equestrian culture and Hitchcock Woods.

South Carolina does not levy a state tax on retirement income, which can matter for military retirees. Property tax rates and insurance costs also vary between the two states. These are details I walk through with every military client, because the financial differences can influence your budget in meaningful ways.

Housing Budget: What $150,000 to $500,000 Gets You in the CSRA

One of the advantages of the Augusta market for military families is affordability relative to many other duty stations. The typical BAH for E-6 through O-3 pay grades in this area supports a comfortable range of housing options. Here is a general overview of what you can expect at different price points:

  • $150,000 to $225,000: Three-bedroom homes in established neighborhoods, often in Grovetown, south Augusta, or North Augusta. Many properties in this range have been updated and offer good yard space for families.
  • $225,000 to $350,000: Larger four-bedroom homes, newer construction, and properties in desirable school districts. Evans and Grovetown have a strong selection in this range, as do parts of Aiken and North Augusta.
  • $350,000 to $500,000: Upsized floor plans, larger lots, and premium communities. This range also opens the door to custom builds and properties with acreage outside city limits.

Whether you are looking to buy or rent, the CSRA market has options that work well within most military budgets. The key is getting local guidance early, especially if you are buying sight-unseen from another duty station.

Schools and Family Considerations

Families with children will want to research school districts carefully. Columbia County, which includes Evans and Grovetown, is home to some of the highest-rated public schools in the Augusta area. Richmond County, which includes most of Augusta proper, has additional options including magnet and charter programs. On the South Carolina side, Aiken County public schools serve North Augusta and Aiken, and several private school options exist throughout the region.

Beyond schools, the CSRA offers family-friendly activities that make settling in easier. The Augusta Riverwalk, Phinizy Swamp Nature Park, and the Savannah River provide outdoor recreation. North Augusta's SRP Park hosts minor league baseball games. Aiken offers polo, equestrian events, and a charming downtown. Military families often tell me they did not expect the area to feel so welcoming, and that sense of community is one of the reasons so many choose to stay after their service obligation ends.

Settling into a new community is easier when you have a local guide who understands the military lifestyle.

Buy Before You Arrive? How to Handle the Timeline

Many military families face the challenge of buying a home from a distance. With the right agent and a solid plan, it is entirely manageable. Here is what I recommend:

  • Get pre-approved early. Connect with a lender who understands VA loans and military relocation timelines. A strong pre-approval signals to sellers that you are a serious, qualified buyer, even if you are still stationed elsewhere.
  • Define your priorities before you start looking. Commute time to Fort Eisenhower, school districts, neighborhood safety, and proximity to base amenities should guide your search. I provide virtual tours and video walk-throughs for clients who cannot visit in person before their report date.
  • Plan for overlap if possible. If your timeline allows, arriving a few days before your report date gives you time to tour homes in person and make a more confident decision. If that is not possible, thorough remote research and an experienced local agent become even more important.
  • Understand the VA loan process. VA loans remain one of the best benefits for active-duty service members and veterans. The CSRA has multiple lenders experienced with VA financing, and I can connect you with professionals who specialize in military buyers.

Why Military Families Choose to Stay in the CSRA

A significant number of military families who relocate to the Augusta area choose to make it permanent. The reasons are consistent: affordable cost of living, strong community ties, quality schools, mild winters, outdoor recreation, and a job market that has diversified well beyond the military. Augusta's growing healthcare, cybersecurity, and technology sectors create opportunities for spouses and transitioning service members.

Whether your PCS is for two years or you are planning a permanent move, having a real estate professional who understands the military lifestyle, and who is licensed in both South Carolina and Georgia, makes the process significantly smoother.
