Evans vs Augusta, GA: Where Should You Live in 2026?
Evans GA Augusta GA Columbia County Relocation Where to Live
The short answer: Evans is the right fit for buyers who put schools, newer homes, and a suburban pace first, while Augusta suits buyers who want city living, historic streets, and a wider range of price points. They sit about 12 miles apart, and plenty of people commute between them every day.
This guide compares the two on the things that actually decide a home purchase: commute, schools, home prices, and everyday life. If you are still early in your research, start with our full relocation guide to moving to Evans, GA, then come back here for the head-to-head.
Location and commute
Evans is an unincorporated community in Columbia County, set along the I-20 corridor west of the city. Augusta is the urban core of the CSRA and the seat of Richmond County. The Washington Road corridor connects the two, so the daily drive is short but can get busy at rush hour.
Expect about 15 to 20 minutes from most of Evans to downtown Augusta in normal traffic. Fort Eisenhower is also close, roughly 15 to 25 minutes depending on where you start, and heavier traffic can stretch that to 20 to 35 minutes. Neighborhoods inside Augusta are closer to the base, often 5 to 20 minutes, which matters to military families comparing their options.
If commute is your top priority, take time to test the drive at the exact time you would make it. A 15-minute route in the middle of the day can feel different at 7:30 in the morning.
Schools: the biggest difference
This is where the two communities split most clearly. The Columbia County School District is one of the strongest in Georgia. Rating sites give it an A grade and call it the top district in the Augusta area, and it serves roughly 28,600 students. Recent state data shows about 92 percent of its students graduate, which is well above the Georgia average.
The Richmond County School District is a much larger urban district with a wider spread in results. Its magnet schools, like Davidson Fine Arts, rank among the best in the state, and the district reported a record 84.2 percent graduation rate for the class of 2026, according to WRDW. At the same time, individual traditional high schools vary a great deal from one another.
In both counties, the school a home is assigned to depends on the exact address, and attendance zones can change. Never assume a neighborhood guarantees a particular school. Verify current boundaries through the district before you make an offer, and use our guide to schools in Augusta and the metro area as a starting point.
Home prices: what your money buys
Home prices tell the story of the two markets. Redfin put Evans' median sale price around $407,000 for the three months ending in mid-2026, while Augusta-Richmond County came in near $215,000 for the three months ending in September 2026. Those are median sale prices, meaning half the homes sold for more and half for less, and they shift every quarter.
Evans homes also tend to move faster, often going under contract in a few weeks, while Augusta listings commonly sit a month or two. Inventory is tighter in Evans, especially for homes under $400,000.
The price gap buys different products. In Evans you mostly get newer construction on larger lots in planned communities, many with HOA amenities like pools and playgrounds. In Augusta you get older, more established neighborhoods, historic districts like Summerville, downtown condos and townhomes, and more fixer-uppers for buyers willing to do work.
Everyday life
Evans lives around Evans Towne Center Park, with its amphitheater, farmers markets, playgrounds, and community events. The pace is suburban and family-first, and most errands happen along Washington Road. It is a quiet, planned, low-drama way of life.
Augusta brings the city. The Riverwalk, the Augusta Museum of History, the Morris Museum of Art, Broad Street restaurants, and a full calendar of festivals are all part of its rhythm, and Masters week turns the whole region into a global event. If you like walking out your door to coffee, concerts, and crowds, Augusta proper is the place. A full picture of the city side is in our relocation guide to Augusta, GA.
Which buyer fits where?
Choose Evans if school quality drives the decision, you want a newer home without renovation projects, or you prefer a quiet suburban routine with parks and community events.
Choose Augusta if you want historic architecture, downtown walkability, condos and townhomes, or a lower entry price point for your first home.
Look both ways if you are open to compromise. North Augusta and Aiken offer neighborhoods between the two, each with its own schools, taxes, and character. Our Aiken vs Augusta comparison helps with that broader view.
Linda's take
I have helped buyers on both sides of this question for more than 20 years. The families who are happiest in Evans knew they wanted the school district above everything else. The buyers who are happiest in Augusta knew they would rather trade space for walkable city life. Either choice can be the right one; the mistake is choosing without visiting both on a normal weekday.
Spend a morning in each. Walk Evans Towne Center Park, drive Washington Road at rush hour, then have coffee on Broad Street and see how the commute home feels. You will know the answer by the end of the day.
Frequently Asked Questions
How far is Evans from downtown Augusta?
Evans sits roughly 12 miles west of downtown Augusta. Most drivers plan on 15 to 20 minutes one way, and the trip is longer during peak morning and evening traffic hours.
Are homes in Evans more expensive than homes in Augusta?
Yes, on average. Recent market reports show a much higher median sale price in Evans than in Augusta-Richmond County. You are paying for newer construction, larger lots, and the Columbia County school system. Augusta offers more options at lower price points, especially for condos and older homes.
Does Evans or Augusta have better schools?
Columbia County has one of the strongest school districts in Georgia, and it is the top reason most families choose Evans. Richmond County runs a much larger urban district where individual schools vary widely, and its magnet schools are among the best in the state. School assignment depends on the exact address, so always verify current zones before you buy.
